At the foot of the majestic “Wilder Kaiser” mountain range, in the Tyrolean municipality of Going, the “Kaiserjuwel” is a new all-suite hotel within the Seiwald resort ensemble – a new building that combines Alpine comfort with contemporary luxury. From the outset, it was clear that the building architecture should deliberately focus on the natural environment. In a quiet location with a view of the mountain backdrop, the "Kaiserjuwel" with its deluxe suites presents a contemporary interpretation of regional architectural style: warm materials, clear lines and an openness that makes the landscape part of the spatial experience.

Alpine clarity – interpreted in a modern way

Project owner Anton Seiwald attached great importance to a contemporary, aesthetically refined concept. To find the right solution, he visited several hotels in the region in advance – always with the aim of creating a hotel that combines modern design with sustainable standards. The “Kaiserjuwel” fits into the multi-part Seiwald resort ensemble and takes up the classic Tyrolean architectural style with wooden façades, balconies and regional materials – reinterpreting it in a contemporary and sophisticated way. Warm natural woods such as Swiss pine and spruce create an authentic alpine atmosphere, while clean lines, modern bathrooms and well-appointed fittings ensure comfort to a 4-star superior standard. The “Kaiserjuwel” comprises 22 suites, two penthouse suites and a sky wellness area. The latter creates a striking architectural feature with a year-round rooftop infinity sky pool, complemented by a whirlpool and bubble bench.

The glass surfaces play a key role here. They open up views of the landscape and create light-filled spaces with a high level of comfort – both in the suites and in the spa area. The frameless glazing with particularly slim profiles underlines the design concept without compromising the view.

Design openness with technical precision

As soon as you enter the new building, it becomes clear how strongly the architectural concept focuses on space and tranquillity. In the rooms, frameless fixed glazing and balcony doors with flush thresholds seamlessly connect the interior with the surrounding mountains. This is ensured by Vitralux's in-house Vitralight system with its understated appearance and filigree aluminium profiles.

Transparency is also key in the spa area: large glazed surfaces in the relaxation room, an automatic sliding door to the terrace and heat-resistant glass solutions in the sauna ensure natural light, panoramic views and a feel-good atmosphere. On the ground floor, frameless fixed glazing, tilt and turn windows and entrance solutions complete the picture. A total of around 270 sqm of frameless glazing, 150 sqm of window and door solutions, three entrance doors and two automatic doors were installed. The harmonious interplay of frameless and fixed glazing, high-quality window and door elements and automatic sliding doors has created a well-thought-out solution that combines function and form in a unique way.

Performance down to the last detail

The open design fits seamlessly into a consistently well-thought-out energy concept. Triple safety insulating glass with a Ug-value of 0.6 W/sqmK was used, which, in combination with the Vitralight system, enables Uw-values below 0.8 W/sqmK – an outstanding value that significantly increases comfort in the building.

Swisspacer Ultimate makes a key contribution to this energy efficiency: the warm edge spacer bar reduces heat loss in the glazing edge and effectively prevents condensation. This is particularly beneficial in the wellness area, where temperature and humidity fluctuations are commonplace.

Sustainability as a basic principle

In addition to the highest standards of technology, comfort and design, the project owner placed particular emphasis on the ecological quality of the materials used. Vitralux supported and consistently implemented this focus: all aluminium profiles used consist of at least 75% recycled aluminium – contributing to CO2 reduction while delivering excellent performance.
